Roofing Prices to Shingle a Roof
Section "A" focuses on the asphalt shingle roof
installation prices.
Section "B" deals with flat or low slope IB roof replacement
prices.
Section "C" main focus is on metal and aluminum roofing

read the info about the price provided below, before looking at the
actual figures!
The purpose of this roof pricing guide is to educate and empower you.
Roofing Prices provided here are not taken out of some insurance book,
or some roofing guide book, but they are the real prices
that I have observed or encountered in different New England states
such as Massachusetts, Rhode Island and Connecticut over the last
several years.
These prices are not too be used as a standard by any means, but they
can serve as a reference guide of some sort.
Keep in mind that these prices describe mostly the higher end of
roofing, which means that companies that were performing these jobs
were well established in their respective market, had a good reputation
and plenty of customers.
Essentially, their prices represent the higher spectrum
of roofing, cost wise, and their services are usually on
the higher end of quality and are backed with the applicable warranties
and everything else, that should go into a
quality installation from a reputable source. A reputable source, as
opposed to a fly-by night operation from some
dude who does not have the insurance, is not registered, and such.
Sometimes you have to pay the premium price to get the best for your
home, which I am sure you do in all the other areas of your life...
Anyways, here is a basic roof pricing breakdown of the
prices that were actually paid for the actual roof replacements in
states of Connecticut, Rhode Island, and Massachusetts:
Section A:
Asphalt shingle roofing installation prices.
Example # 1 North Providence, Rhode Island. Asphalt
shingle roof replacement on a two stories house, gable style roof,
walkable, medium pitch:
$150.00 per square, for the tear off of two existing layers, and clean
up. $200.00 for the installation of the 30 year
architectural asphalt shingle, with warranty on the work provided.
That's a total price of $350.00 per square of asphalt
shingle installed including tear off, clean up and one chimney flashing.
Example # 2 Providence, RI. A 2 story house with a non
walkable gable roof of about 18 squares, and no tear off.
That job was priced at $275.00 per square of asphalt shingle installed.
Section B: Flat roof replacement prices with
IB roofing material.
Example # 3 in East side of Providence, Rhode Island. A
3 stories condo with a flat roof. That job was done with a single
ply membrane roof manufactured by IB. (A quick note on this IB
installation is that Ib roofing membrane is one of the best in the
industry in its benefits, and the lowest grade Ib membrane thickness is
30% thicker than other roofing materials on
the market. Hence the price) That job included a tear off of one layer
of the old roofing material which was included in the price of $750.00
per square, which also included the gutter replacements.
Quick note: IB roof replacement jobs around Boston,
Massachusetts area range anywhere from $900.00 to 1200.00 per square,
and greater depending on the level of difficulty and such. Thus in the
example above that homeowner was able to get an excellent deal.
Especially considering the difficulty of roof
access in case of that very tall building of three stories high, tear
off service, and gutter replacement service. As a guide line, an
average IB roof price you may expect to pay would be a
around $1000.00 per square, which would include a lifetime warranty.
Anything less than that, is a good deal provided that your installer is
actually certified with IB, has a registered roofing business,
insurances, and so forth.
Section C: Metal
and aluminum roofing replacement cost.
Example # 4 Waterbury, Connecticut. Aluminum roofing job on a
one story walkable roof, ranch type house with four valleys and a
massive chimney.
This was rather on a high end, in my opinion, but it was the actual job
that we did and customer paid for. Note we were doing the
installation for some other company and their salesman did a great job
of selling that roof so the price given here is to be considered on the
high end of aluminum roof pricing. It was around 34 squares
job, over top no tear off, and it cost a modest $35,000.00 which is
over $1000.00 per square, with no tear off. In my opinion it
should have been priced at around $28,000 to $30,000 for that house,
clearly salesman made a killing on that job, but hey we all buy stuff
from sales people and guess what, oftentimes we pay more than we
should, which is why you are reading this roof prices article in the
first place. An educated buyer is an armed buyer and the one
who is going to save thousand of dollars. So my honest personal
analysis of this type of job should really benefit you, the reader, by
becoming more purchase educated you can make better
decisions.
Example # 5 Beacon falls, Connecticut. A two story non
walkable roof house, with an attached, end wall, garage, multiple big
vents, 4 sky
lights, multiple end walls, fairly complex roof. Size of the
roof around 30 squares with a fair degree of difficulty given that the
roof is a non walkable roof that has many challenges such as end walls,
multiple vents all over the place, four sky lights, multiple valleys
facing the street, which requires perfect geometrical alignment when
performing that type of roof installation, since everything will be in
the plain view.
That homeowner was able to negotiate a great deal, considering the
difficulty of the Job he ended up paying only $28,000.00 for a 30
squares aluminum roofing job,
Hopefully some of these examples provided give you a clearer picture of
what people actually pay for their new roofs.
Most important thing to remember is to research your roofing
contractor, before committing to a job. It would help to ask
for a references that can establish a good track record with the
customers. Also feel free to ask for insurance and
contractor registration information. A good company will
gladly supply these at your request. And finally, make sure
that you understand the warranty, as a matter of fact, ask your
contractor to explain the warranty in great detail, because things are
not always the same as we think.
